I understand that this is a routine application to establish credit, character, employment, and rental history. I also understand that this is NOT an agreement to rent and that all applications must be approved. I authorize verification of references given. I declare that the statements above are true and correct, and I agree that the landlord may terminate my agreement entered into in reliance on any misstatement made above. You must pay $50 to do the rental Application. If the process is not complete we CAN NOT approve you. You must understand that by filling out the application and being approved DOES NOT mean the property is held for you. You can only hold a place for 14 days with full deposit and an approved application.

Please note Application fees are NONREFUNDABLE. Please, note we DO NOT ACCEPT APPLICATIONS from a third parties like Zillow. You will still have to fill out an application on this website. We do advertise with other websites and you may see an Apply now button on their listing on Zillow, Trulia and HotPads. DO NOT apply directly from their listing. We DO NOT honor their applications.

The housing choice voucher program is the federal government's major program for assisting very low-income families, the elderly, and the disabled to afford decent, safe, and sanitary housing in the private market. Since housing assistance is provided on behalf of the family or individual, participants are able to find their own housing, including single-family homes, townhouses and apartments.

The participant is free to choose any housing that meets the requirements of the program and is not limited to units located in subsidized housing projects. A family that is issued a housing voucher is responsible for finding a suitable housing unit of the family's choice where the owner agrees to rent under the program. A housing subsidy is paid to the landlord directly by the PHA on behalf of the participating family. The family then pays the difference between the actual rent charged by the landlord and the amount subsidized by the program.

Please note with this company you are responsible for meeting the inspector at the house at the time of the inspection. If you agree to rent the house you must provide the checklist, go and walk through all the items to ensure everything in is good working order. If you find that everything is not in good working order you can not rent that house. You CAN NOT move forward with that house. (For example, if your program requires you to have screens on the windows and the house you selected does not have screens on the windows that house would not qualify and you cannot move forward with the rental process with that house.) You MUST get your inspection done within the first 13 days to avoid any additional charges. You can use form U.S. Department of Housing and Urban Development Inspection Checklist Housing Choice Voucher Program HUD-52580 or inspection form (HUD-52580A) and checklist (HUD-52580) can be used to ensure that a property meets HUD's Housing Quality Standards (HQS). Future tenants may use HQS as their property standard for inspection activities; however, your jurisdiction may have a higher, locally-based property standard. It is recommended that you check with your local building department to ensure full compliance. You must start your rent payment on the 14th day after the house has been selected even if the inspection has not been completed on the property. I have read and understood the process before I submit my application. Spoat, Jackson & Browne Realty rents the units "AS IS". We will not promise repairs that the owners may or may not do. Do not move forward with an application if you are not happy with the house in the current state.

You will be rejected for the following reasons: If there are any filed evictions in the last 3 years or multiple evictions; If you have been convicted of a Crime; If you do not have Rental History; If you have a history of damaging property and/or not paying rent; Your income CAN NOT be VERIFIED; IF YOU HAVE A PET; If you smoke; You must make 3 times the rent and can be rejected if you do NOT make enough Income; You provide false information; You do not fill out the rental application completely; You do not Authorize a credit report and background check; If you have filed for bankruptcy in the past; You get a negative review from your old landlords; You do not agree to the rental term of Spoat, Jackson & Browne Realty. Spoat, Jackson & Browne Realty will NOT REJECT YOU FOR THESE REASONS: Race, Religion, Color, National origin, Gender / Gender identity, Familial status, Marital status, Age, Sexual orientation, Handicap, Participation in the Section 8 Program or other subsidy programs, Arbitrary Discrimination. Arbitrary discrimination is any choice that discriminates against a group of tenants, like choosing not to rent to tenants who have tattoos or because of the way a tenant dresses or looks. Any arbitrary rule that denies tenants access to your rental property is considered arbitrary discrimination and is illegal.

Once you are Approved the deposit is Credit Based. Minimal Deposit is One month's Rent + $245; Maximum deposit for a year lease is two months of Rent.

By submitting this application I am giving SPOAT, JACKSON & BROWNE, LLC permission to run a background check on myself and any cosigners.
